Zillow, Trulia and Realtor.com (also known as ZT&R) are great tools to research and look at residential listings. You can search for homes for sale, research past sales, and learn about neighborhoods. You can like, and save your favorite listings, get market data, and check out the latest design trends. Simply put, ZT&R are great tools to look at listings and learn about neighborhoods, but that’s it. If you are a home buyer then you will need more than just a listing search engine to buy a home. There is information that ZT&R will never have readily available to home buyers.
1. Zillow, Trulia and Realtor.com Can’t Tell You If a Listing Has Offers
Imagine you’re searching for homes on one of the sites. You find a great home! You contact one of the agents on the listing, and the agent tells you the listing has multiple offers. Or the agent tells you that the seller accepted an offer a week ago. Ugh! what a bummer! Wouldn’t it be nice to know that information ahead of time?
2. Zillow, Trulia and Realtor.com Can’t Tell You If a Listing Is a Good Investment
Buying a home is a big decision. How do you know if it is a good or bad investment? What is happening in the surrounding neighborhood, like new development? Or where is the market headed in the near future. Or how much it will cost to repair and or upgrade the property? All these factor into the future value of the property. ZT&R doesn’t have this information. Wouldn’t it be nice to know this information before falling in love with a home?
3. Zillow, Trulia and Realtor.com Can’t Get You In The Door
You can search online all day long, liking and saving properties, but the minute you want to tour a property you are stuck with the decision of which agent to contact. Do you contact the listing agent who represents the seller, or do you blindly contact one of the advertised agents on the listing? Either way you end up making a hasty decision. Choosing the right agent is key to having a successful home buying experience.
The bottom line is Zillow, Trulia and Realtor.com are great research tools, but they can’t help you buy a home. Only a local real estate agent can provide you with the knowledge and services necessary to buy a home. The DeMasi Group specializes in helping home buyers in the Davis and Woodland markets. We are keenly aware of the challenges that home buyers face. In fact, we helped 31 buyers purchase their home in 2015.
